Malt Street Regeneration

In 2015 Rockhunter were approached by Berkeley Homes to produce some initial concept images for a site in Southwark. What started as a quick two image job turned, two years later, into a large TVIA exercise towards a hybrid planning application.

The site which is currently industrial use, would connect Burgess Park via a linear park to Old Kent Road , and deliver up to 1300 homes and 7 000sqm of commercial space across 11 blocks, including 39 and 44 storey towers.

We took all background photographs for the 28 AVR images ourselves, thereby gaining a good understanding of the locality, and LB townscape and visual impact concerns. Combining several square kilometers of high resolution topographic model data from local policy documents our project input at pre-app meetings reassured the councillors of the methodology to the images at an early stage.

As the design evolved it was crucial to develop a pipeline that enabled a quick turnaround on design updates, working closely with Rolfe-Judd Architects to meet presentation deadlines.
For the 28 TVIA views (of which there were 2 LVMF, 4 Southwark and 1 Panoramic view), 15 cumulative schemes were included which had to be tracked as the proposals changed, as well as versions including the emerging massing of a Local Design Study.

For the 7 Design and Access Statement images, fabrik detailed up the landscape and public realm, while we coordinated drone photography within the tight confines of regulation.

So after four years of hard work we are pleased to hear the scheme now has now gained resolution to grant at Committee. We are looking forward to working with the team on the forthcoming detailed application for the outline site – Congratulations to all involved!
